What Are Hazardous Materials?
The primary hazardous material issue we have dealt with since 1978 is asbestos. We have conducted building surveys for asbestos in over 10,000 buildings of all types and sizes and have overseen more than 5,000 asbestos abatement projects. EPA requires that before a structure is demolished or renovated a NESHAPS (National Emission Standard for Hazardous Air Pollutants) survey be conducted.
The basis for this regulation is to keep hazardous materials from being released to the outdoor environment (air and bodies of water) and focuses on asbestos but, we have also found such materials as mercury (in electrical equipment and rubberized gymnasium floors), lead (paint, roofing, and chimney flashing) and PCBs (window and building joint caulking). PCBs are a particularly difficult issue to deal with.
Are There Regulations in Place for Hazardous Materials?
There are a variety of regulations that may apply to the management and disposal of hazardous materials, and they can vary from State to State. The best place to begin assessing whether you have hazardous materials that you need to deal with from a regulatory point of view is with an assessment of your operation and testing if necessary, to determine if you have a problem, define the extent of the problem you have and come up with a plan to deal with it.
